Nicest park in the area! We stayed at this park for nearly three years while my husband was working in the area. The gals managing the park are superb, always there if any problems arise. The spaces are large, the laundry is good, the park is immaculate! We loved the location, close enough to all shopping areas yet far enough away from the noise of the city. If we ever get back to that area, Valley View RV Park in Jarrell, TX is where we will be staying!

Great RV park. Excellent staff, very helpful and friendly. Grounds are maintained. Easy I-35 interstate access. 50 minutes from the Austin airport. Georgetown is only minutes away. Been here for 3 months and plan to stay indefinitely.

I stayed here for a little over 3 months and have no complaints! The staff is so kind and understanding of everyone who comes through. Dianne and the other office person have been the best! It’s very quiet and the neighbors are kind - keep to themselves as well if you don’t like be bothered- lol. 10/10 recommend!!

I’ll be honest I have not stayed here, BUT I stopped in for help after a 450 mile drive. Diane was so kind and could see that I was in a pickle, and she went out of her way to make sure I got what I needed to get my family home. God bless her. These are good people, and I can always recommend that!

Valley View Rv Park is Great! The 2 awesome ladies in the front office are always available for issues that may arise. The park is clean and well maintained, the roadway traffic isn’t loud at all and we felt safe and comfortable the whole time. Our site was spacious and had all the hookups we needed. Very nice laundry facilities/showers. Awesome place! Thank you for the time we got to spend there and hopefully we’ll be back soon!

Frequent Answer Questions

Q: Where exactly is Valley View RV Park located on I 35?
A: We’re at 13483 N IH 35, Jarrell, Texas 76537, directly on the interstate between Austin and Waco. Northbound travellers use Exit 277; southbound use Exit 275. We sit 45 minutes north of downtown Austin, 20 minutes from Georgetown, and about an hour south of Waco, one of the most central positions on the entire I 35 corridor in Texas.
Q: Do you offer monthly RV sites, and what does the monthly RV rates include?

A: Yes, monthly stays are available and are one of our most popular options. Every monthly site includes full hookups: water, sewer, and 20/30/50 amp electric service. Electricity is metered and billed separately at $0.10 per kilowatt hour so you only pay for what you actually use. Call us at (512) 887 9168 for current monthly pricing and to check site availability, rates can vary by site type and season.

Q: Can large rigs, Class A motorhomes, and fifth wheels fit comfortably at your park?
A: Absolutely. Our pull through pads are 74 feet long with wide, paved streets and generous turning radii throughout the park. You can pull straight in without unhooking or reversing, no tight squeezes, no low branches, no awkward back-ins. Class A coaches, large fifth wheels, toy haulers, and truck and trailer combinations in the 50-74 foot range are all well accommodated. If your rig exceeds 74 feet combined, call ahead at (512) 887 9168 and we’ll assign you the most suitable site.
Q: Is Valley View RV Park a good option for travelling workers and contractors?
A: Yes, we host a large number of travelling professionals including construction crews, pipeline workers, travelling nurses, logistics workers, and remote workers year round. Our location puts you within commuting distance of major employment corridors: Temple and Belton (35 minutes north), Georgetown and the Samsung Austin Semiconductor plant in Taylor (20-25 minutes south), Round Rock’s tech corridor (25 minutes), and North Austin (40 minutes). Monthly full hookup sites, 24 hour laundry, private showers, and on site management make Valley View a practical, comfortable long term base without the cost of apartment living.
Q: How do I make a reservation, and is online booking available?
A: We don’t currently offer online booking, all reservations are handled directly by our team so we can match you to the right site for your rig size and stay length. To reserve, call us at (512) 887 9168 or email vvrvparktx@gmail.com. A payment or deposit is required to hold your site. We recommend calling at least 2 weeks ahead for monthly sites as they fill quickly, especially during summer and the holiday season. Daily and weekly sites typically have more flexibility.
Q: What is your cancellation and refund policy?
A: For daily and weekly reservations: full refund (minus a $30 card processing fee) with 14+ days’ notice. No refund with less than 14 days’ notice or for early departure. For monthly reservations: full deposit refund with 30+ days’ notice. No refund with less than 30 days’ notice or for early departure. No partial refunds apply under any circumstance. We recommend planning your dates carefully before booking, especially for monthly stays.
Q: Is Valley View RV Park pet friendly, and what are the pet rules?

A: Yes, we welcome leashed pets up to 85 lbs. We have two enclosed, off leash dog parks on the property so your dog can exercise safely without being tethered to your rig all day. There’s also a dedicated dog wash station at the south end of our laundry and shower facility, included in your stay at no extra charge. Outside the dog parks, pets must always be on a physical leash. You’re responsible for immediate waste pickup anywhere on park property. Noisy or aggressive pets may not be permitted regardless of size.

Q: Are your shower and laundry facilities available at all hours?
A: Yes, both are available 24 hours a day, 7 days a week. Our shower and restroom facilities are private individual rooms, not communal open plan bathrooms, one adult per room at a time. The laundry room has washers, dryers, and a change machine so you’re never stranded without coins at midnight after a long drive. Both facilities are monitored by security cameras and maintained by on site management. Guests will receive a code to enter the facilities.
Q: Is Valley View RV Park open year round, including holidays?
A: Yes, we’re open 365 days a year. Central Texas has a mild climate that suits year round RV living well. Summers run hot (95-105°F in July and August) but every site has electric hookups for air conditioning. Winters are generally mild with occasional cold snaps, but nothing that disrupts daily park operations. We accept daily, weekly, and monthly guests throughout the year. For holidays and summer weekends, book well in advance as we fill up fast.
Q: What security measures does Valley View RV Park have in place?
A: We take security seriously. The park has CCTV security cameras throughout the property, an active Neighbourhood Watch Programme among residents, and on site management during business hours. The 10 MPH speed limit is strictly enforced. Quiet hours run from 10 pm-7 am Sunday through Thursday and 11 pm-7 am Friday and Saturday. Any illegal or suspicious activity should be reported to management immediately.
Q: What makes Valley View RV Park different from other RV parks on the I 35 corridor?
A: A few things set us apart. First, our 74 foot pull through pads are among the longest available at any park between Austin and Waco, most parks in the area max out at 55-60 feet. Second, we have two separate dog parks on property, not just a token fenced area. Third, our shower facilities are private rooms, not shared bathrooms. Fourth, we’re a Good Sam affiliated park and a Texas Association of Campground Owners (TACO) member, which means we’re held to a recognised standard of facilities and service. And fifth, we’re genuinely on I 35, not two exits off the interstate down a winding road. That matters when you’re pulling 65 feet of rig at the end of a long day.
